Advertising campaigns for real estate projects

We measure real estate advertising campaigns by one question: what did the customer who actually visited the project cost us? Not reach, not clicks, not form fills. We build your campaign on your project's true buyer segment — by price, location and unit type — and manage it daily on the channels where that buyer actually spends time, with budget allocated to what sells rather than what shines.

What problem does this service solve?

A developer running campaigns with a generalist agency hears beautiful reports: reach in the millions, high engagement, low cost per click. Then they ask their sales manager and find most form fills are numbers that never answer, renters, or brokers harvesting lists. The campaign succeeded by the platform's metrics and failed by the project's — we broke down this pattern in our article on why real estate campaigns fail.

The reason is that property is a different commodity: a decision worth hundreds of thousands passes through weeks of thought and family consultation. A campaign built like a restaurant or fashion campaign attracts the curious, not buyers. Correct targeting starts from the unit price and derives the segment from it: income, current neighbourhoods, search behaviour, channels.

Then the measurement problem: whoever doesn't track the lead from click to project visit can't tell which ad sells and which one burns. We connect the campaign to full tracking, so budget decisions are made on cost per qualified lead — we explained how to compute that number in its own article.

And many miss the effect of market timing: the same campaign with the same budget produces radically different results between seasons — Ramadan has its behaviour, summer has its exodus, the school year has its family arithmetic. Whoever buys media without a season map pays peak prices in dead weeks. We build the spending schedule on the Saudi property market's actual rhythm.

How we work

  1. 01

    Dissecting the project and segment

We start from the unit, not the ad: prices, areas, location, the project's actual advantage. From these we draw the buyer segment and write a message for each stage of their journey — from first awareness to booking a visit.

  2. 02

    Campaign structure and channels

Budget is distributed by each channel's role: Snapchat and TikTok for broad awareness, Google Search to catch ready intent, Meta for retargeting. Each channel gets its own message and format — not one ad copy-pasted everywhere.

  3. 03

    The ad creative

We produce multiple formats per message: short video, stills, copy from more than one selling angle. Then the numbers decide which angle sells — not the designer's taste or the manager's hunch.

  4. 04

    Daily management

A campaign is a living organism: we watch cost per qualified lead daily, kill what drains, double what sells, and refresh creative before the audience tires of it. Optimisation is small daily decisions, not a big monthly review.

  5. 05

The report that matters to you

A periodic report in the language of sales, not platforms: how many qualified leads, at what cost, from which channel, and what we'll change. The dashboard stays open to you around the clock — your numbers are yours.

Common questions about real estate campaigns

What is the right ad budget for a real estate project?

It is derived from the sales target, not the other way round: the monthly unit target and the usual conversion rates from lead to visit to booking give us the required lead count — and from it the budget. We compute it with you this way before launching anything.

What exactly counts as a qualified lead?

Someone who meets your project's actual purchase conditions: budget within the price range, searching within the location, and serious in contact. We agree the definition with you in writing before the campaign, so you are never billed on numbers inflated with the curious.

When do results show?

First leads within days of launch, but a fair verdict on cost per qualified lead needs a full optimisation cycle — usually a few weeks in which the winning channels and messages emerge, then cost improves steadily.

Do you run campaigns from our accounts or yours?

From yours, always. The pixel, audience history and data are compounding assets that serve your future projects — they remain yours even if our work together ends.

Our project sells off-plan — does the campaign differ?

Fundamentally. The off-plan buyer buys trust before buying a unit: the campaign leads with the developer's credibility, the Wafi licence and the project's guarantees before prices, and needs content that answers 'what if handover slips?' rather than beautiful renders alone. We build off-plan messaging with exactly that sensitivity.

Do you work monthly or on longer terms?

A property campaign needs enough runway for a real optimisation cycle, so we prefer a commitment covering a full sales phase rather than a trial month that wrongs both sides. But reporting is monthly and the numbers are always exposed — the decision to continue rests on documented performance, not promises.
