In the Eastern Province especially, and then in specific districts of Riyadh and Jeddah, a large share of villa transactions passes through brokers rather than advertising. Yet most launch plans are built as if the broker doesn't exist — then he's called in late, once sales slow.
Why the broker isn't showing your project
Rarely because the project is weak. Usually for three practical reasons: he has no material that explains it to his client in two minutes, he doesn't trust the commission will be paid without argument, or he simply doesn't know the project is open to brokers. All three are marketing failures, not market conditions.
The broker kit: what he actually needs
- A two-page brief: prices, plans, availability, handover date — not a twenty-page brochure
- A short landscape video he can forward on WhatsApp directly to his client
- A link carrying his name or code so leads are attributed automatically
- A price list updated weekly — a broker who quotes a stale price is embarrassed in front of his client and won't return
- One named person on your team who answers him within an hour
Commission: clarity before generosity
Brokers don't abandon projects over half a percentage point — they abandon ambiguity: when is it paid? What if the buyer also came through your ads? Who owns the lead after three months? Write those answers on one page and hand it over with the kit. Clarity attracts what a higher rate cannot.
When to start? Two weeks before launch
A broker needs time to present to his clients and gather interest. Bringing him in on opening day means he starts working after your momentum ends. The right sequence: a broker briefing two weeks out, then a private preview two days before the public opening — so they arrive on opening day with buyers, not browsers.

Measure the channel like you measure ads
Give every broker a code in the sales system and review monthly: how many leads he sent, how many qualified, how many closed. You'll usually find three or four brokers produce most of the result — and that investing your time in them beats expanding the list to fifty names you don't know.
