Naming a property project: the name that gets spoken in a majlis

The strongest sales channel in Saudi real estate isn't an ad — it's a sentence said in a gathering. A name nobody can pronounce or spell never reaches that sentence.

A good property project name is pronounced correctly the first time, spelled the way it sounds, and carries a meaning tied to its location or its promise. The fastest practical test: say the name on a phone call — if you have to spell it out letter by letter, you've lost half its word-of-mouth reach, which is the strongest sales channel in Saudi real estate. Avoid foreign names that can be written several ways, and generic names shared by ten projects in the same city.

A project name is sometimes treated as an administrative step settled in one meeting before licensing. But the name is the one thing that will repeat in every ad, every board, every contract and every conversation about your project for years. No other decision is this costly when wrong and this easy when right.

The majlis test

What sells property in Saudi Arabia most is a sentence said between people: "have you seen the new project in…?" For that sentence to be said, the name must be memorable after hearing it once, pronounceable without hesitation, and searchable afterwards without guessing the spelling. A name that fails one of the three breaks the chain at its first link.

Four criteria we apply before proposing any name

  • Pronunciation: read one way only — no dispute over its vowels or sounds
  • Spelling: written as it sounds, so a searcher finds it on the first attempt
  • Distinctiveness: unlike any other project in the city — similar names steal searches you paid for
  • Meaning: connected to the location or the promise, not a grand word unrelated to what you're building

The foreign-name trap

A foreign name looks refined in the presentation, then the audience begins writing it four different ways in Arabic. The result: your search traffic is scattered, your accounts are hard to find, and half of those who heard about you never reach you. If you choose a foreign name, choose one with a single common Arabic spelling, and fix it everywhere from day one.

Check availability before you fall in love with it

Before presenting to the board: search the name on Google and property portals, check domain and handle availability, and make sure it carries no awkward meaning in a local dialect. Discovering the name is taken after the boards are printed is a cost nothing recovers — and we've seen it paid.
